Our Las Vegas office is seeking people to fill the following positions. Only one applicant per position.

All payments on any position will be at the time a home is leased optioned or sold to a third party that went through our company. Most positions are paid on the profits our company makes on a particular transaction, I.e., The Take.

Renting or sales by a competing company does not apply since our company does not make a profit on the efforts of outside forces.

All positions will require signing an NCND(Non-Compete / Non - Disclosure) Agreement since you will have access to proprietary information.

Video Marketing

Number of Openings Remaining: 1 (and taking applications for future positions)

Responsibility:

Upon accepting a call, you will be have the following duties:

Taking multiple photos of a home.
Creating a narrated, personal video of each home to include an introduction of the home, a narrated guided tour of the home, and then closing remarks.
Editing of video and uploading to multiple video hosting sites.
Choosing the best photos (minimum 15) of a home and uploading them to a photo hosting site.
Creating a PostLets ad for rent and for sale.
Emailing all video, photo, and Postlet links to the local home office.
Completing the above tasks within 24 hours of accepting the assignment and address.

Pay: $80 per home

Requirements for Position:

Items Required

You will need access to the following items for this position:

Digital camera
Camcorder (for video recording)
Computer (for video editing)
Access to Internet (for uploading video and pictures).

Skills:

Ability to speak comfortably in front of and behind camera.
Able to edit (or learn to use video editing software)
Some computer software skills for creation of fliers.

Learn negotiation skills.

Network with other investors and real estate professionals.

Investor Relations

Number of Openings Remaining: 2

Responsibility:

Interact with investors or owners of homes. This person’s sole job is to find inventory to put onto the list for marketing purposes.

You will call on rental ads, for sale ads, network at business functions, real estate seminars, etc.

Once an owner is located, you will verify ownership of property (via recorder’s office or assessor’s office). If home is owned by an entity other than the owner’s name you will need documentation showing they are the owner of that entity.

Ensure the payments are current or there is no lien against home.

Contact the home office with owner’s name, phone number, email address and address of home. Also, if owner already has terms in mind then this information is also submitted.

Requirements: Understanding of how T.I.G. does business in both the lease option and sandwich lease option program.

Pay: 20% of The Take

Sales Force

Number of Openings Remaining: 1

Responsibility:

This is the nuts and bolts of the day-to-day operation.

Your job here entails moving of our current inventory of homes under a lease option or seller financing scenario. This position will marketing, advertise, receive phone calls, show homes, put together contracts, etc.

Your main task here is to find a lease option tenant/buyer for a home. This job requires strong interpersonal skills, the ability to listen to a client’s needs and to be able to fill it.

You will do daily advertising of specific homes (of your choosing). You will field phone calls as they come in. The most creative person here will create their own ads based upon the templates from the Video Marketing people. You can create your own video campaigns based on these people’s efforts too.

You will put together contracts that are approved by the company. You will collect and handle monies. You will also give keys to these clients at their time of moving in.

Pay:

Graduated Scale

(based upon each calendar month - not retroactive)

1st Closing: 30% of Take

2nd Closing: 40% of Take

3rd+ Closing: 50% of Take

Computer (preferably laptop for portability).
Access to a printer
Access to a scanner or fax machine
Email address you can check multiple times per day.

Able to quickly fill out contracts accurately and efficiently.
Returning or acknowledging of any and all phone calls on same business day.
