As an Owner of an investment property you may realize this is the best time to be creative for renting or selling your property.
We offer both solutions for you. Our main effort is to find you a qualified Lease Option buyer/tenant for your home. We do suggest you consider carrying financing (Seller Financing).
On a Lease Option our goal is to find someone for your home as quickly as possible. Homes with the most favorable terms are usually leased the fastest. Over priced homes or option rental rates that are unreasonable will often result in your home not being rented or, most likely, never shown.
Once we get your terms we will place the Lease Option home on our marketing website. We will need access to take photos and get a general feel for the home. We will also need access in order to show it. We do work with other companies and thus your home will could be shown by any of the partners.

The first and most important requirement is that you must show you are current on your mortgage payment. We may ask for a recent mortgage coupon at the onset of starting the marketing and at the time a buyer/tenant is found for your place. If you fall behind, then we reserve the right to instantly remove the marketing campaign and remove any leads we may have with the home.
We suggest the home be in a condition for immediate occupancy (it is okay if you have a tenant about to move out). A home that requires renovations are slower to lease. Most people want a clean home ready for occupancy. Most families do not want to have to repaint and modernize a home before moving.
Expect the buyer/tenant to exercise the option. National average indicates less than 20% actually exercise their option. But, you must be ready when they do. This is a legally binding agreement and not honoring an agreement is a criminal offense.
