Kevin was born and raised in a small town outside of Pensacola, FL. Shortly after high school he joined the U.S. Navy for a 4 year stint (actually ended up as 4 years, 9 months). While in the Navy he was stationed overseas in Yokosuka, Japan for two tours of duty. He visited 11 countries including being on the first ship to visit China in over 30 years back in 1987. He also saw 2 continents during his stay (Asia and Australia).
After completing his tour of duty Kevin moved back to the United States and went to school in his home town of Pensacola, FL at University of West Florida where he obtained a Bachelor's Degree in Applied Mathematics with a minor in Psychology (and one class short of a minor in Physics) in May 1994.
While attending undergraduate studies at UWF Kevin heavily studied math and physics to include optics, quantum theory, etc. While there, even though his GI Bill from the Navy was paying for school, Kevin did work nights as a bartender at various establishments. He also part-time helped out at Pensacola Junior College in the mathematics lab helping people who needed help with math. Kevin's unique way of making difficult concepts seem easier helped many people comprehend their assignments.
He then attended one semester of graduate studies in the Oceanography Department at University of South Florida, St. Pete campus. While in graduate school at USF he was accepted at FSU by the Meteorology Department. In January 1995 he relocated to Tallahassee, FL and began 3 years of studies in both undergraduate and graduate meteorology. While attending classes he was given a grant and stipend. To obtain additional funds Kevin was hired by the Mathematic Department (one floor down from meteorology) to help conduct recitations for the math classes. A recitation is 55 minute class once a week where the students can ask questions and get help with the material. Also, each recitation included a 15 minute quiz that Kevin had to create to test each student weekly. There were times where he learned the material in the class for the first time that morning and then 4 hours later he had to be the expert to teach it (e.g., Jacobians and Gamma Functions).
In the Fall of 1997 Kevin was offered a job in computer programming and he left FSU without finishing his thesis. He relocated to Raleigh, NC (after 3 months of study in Buffalo, NY during the winter) and began work on the Y2K issue for a local tri-state bank.
In 1999, after attending stunt school in Seattle, WA, Kevin was downsized. He vowed to never work full-time for a company every again. To this date he never has done this. He started working with a network marketing company that eventually went out of business in early 2000.
By early 2001 Kevin had relocated to Wilmington, NC to pursue his interests in film and stage stunt performance. He met up with a local stunt troop and worked on many independent and major motion picture films. His national film credits can be found here. He also was fight coordinator for a number of plays throughout the community. While in "Wilmy-wood" Kevin found part-time work as a bartender and also worked for two community colleges teaching developmental algebra. Again his unique teaching style went way beyond the normal dry teaching methods to make the subject interesting and easier to comprehend.
He was first exposed to the advantages of real estate and investing when in December 2001 he vowed to himself to start listening to a CD-seminar called Personal Power by Tony Robbins. He started the 30 day program on Jan. 1, 2002 wanting to make drastic changes to his life at the time. One of the many assignments that Tony Robbins gives in this program is an assignment on finances.
To paraphrase the assignment;
"If you want to achieve any major goal, no matter what that goal is (religious, financial, educational, etc.), you must first get your finances in order. Thus, the assignment was to go out and purchase a book on finances and begin reading it."
The book Kevin purchased was Rich Dad's Guide to Real Estate Investing by Robert Kiyosaki. He started to read a couple of chapters in this book and decided this book was a little too complicated. A few days later he discovered this was the third book of a 3 book series by this Rich Dad author. A few weeks later he purchased Cash Flow Quadrant by Robert Kiyosaki.
In February of 2002 Kevin and his family (2 brothers and father) took a week long trip to London, England. Kevin decided this would be the best time to start reading the two above books. He also decided to regard this endeavor as a course of study. By this he meant that he was suppose to read these two books and then be able to take a final exam on the subject matter.
One comment Tony Robbins made in the CD series was that to truly learn something you must have retention of the material and fully understand it. If you read a book once your retention is less than 30%. If you read it twice it goes as high as 75%. If you read it twice and take notes your retention can be as high as 95%. This is basic knowledge from any course of study including college. Thus the study technique Kevin developed for himself was to:
1.) Read one or two chapters of a book. Highlight as you go.
2.) Re-read those chapters after a short break. In this reading you are taking notes or creating an outline (in a clear and concise format) in your notes (or the use of a blank book). This time the reader should already be expecting what is coming up in later sections thus creating an easier outline.
3.) Re-read your notes.
By sticking to this regiment would mean reading a book or chapter that normally takes 1 hour to read now requires 3 to 5 hours to read. Although the process is a lot slower the retention and knowledge is a lot greater.
By July 2002 (6 months after reading his first book) Kevin had completed at least six more books** and bought his first investment property. By December 2002 he purchased his second. In 2003 Kevin bought his first apartment complex.
In January 2004 Kevin relocated to Las Vegas, NV. He moved out to this area with some local contacts already established in the real estate game. Immediately he started working with a company that specialized in foreclosures and Owner Will Carry (OWC) - a type of owner financing. He very quickly became accustomed to the local market and local areas while also making contacts with many different types of people including contractors, realtors, title reps, etc.
A few months later the internal structure of the company became to fall apart and Kevin had to disassociate with this company and found another intelligent contact and started to do Lease Option types of deals (more people qualify for lease option than as a home owner). This started in July 2004. Kevin had already made contacts with a number of investors at this time and started a business solely doing lease options and purchases connecting lease option tenant/buyers with investor/landlords.
A derivation of this business continues today.
